We provide our tenants high quality space, conveniently located, at rates which are competitive and represent a good value. We also offer on-site management: service and maintenance requests are answered promptly, usually within minutes. We know our tenants and most of their staff members (and they know us) on a first-name basis. We built the buildings and the business.
Leasing
We developed a full-service, gross lease agreement, specific to our needs, which provides all utilities (with the exception of data/communications) for our tenants. Daily and regularly-scheduled cleaning and routine repair and maintenance are included, as are repairs to building systems. Costs of repairs to specialized or user-specific equipment are, of course, borne by the tenant.
Construction
The DK Buck company is a registered/licensed general contractor in the city of Upper Arlington, a suburb in Northwest Columbus, and has been building in the community for over forty years. We directly oversee and manage all improvements, alterations, and build-outs at our properties. Tenants benefit from our long-term relationships with suppliers by enjoying many choices of finishes and interior systems. We also know, through practical experience, what works and what doesn’t in terms of design and materials specifications.
Design and design collaboration
All of our facilities and office suites are drawn and stored on AutoCAD, benefiting both tenant and management. Not only are tenant spaces accurately defined, but design options can be quickly and accurately generated. During the design process, studies can be exchanged electronically, substantially reducing time and printing costs. Should a tenant hire a third-party design professional, or have specialized design needs, drawing files can be easily and readily transferred via the internet.
